The way to begin driving solid, local leads to your blog is to take over your local market.

First:
Make sure your domain name contains the name of a city or a county and the word “short sale.” For example, “LosAngelesShortSales.com” or “MiamiShortSaleBlog.com”. For demonstration purposes, let’s work with OlympiaShortSales.com
Second:
Register your blog on Google Local Business Center and give your blog a physical address (can be the address of your office or even your home.)
Third:
Have the phrase “Olympia Short Sales” written all over your blog, from your header, yours posts and even in your footer if possible. People will google their “city” and “short sales”. This is the most common search that drives traffic to my blog.
Fourth:
Use a Keyword Tool and begin coming up with a list of keywords related to short sales, loan modifications and foreclosure.
Then, use those keywords as much as possible (without sounding redundant) when writing your posts. This tool can also help you identify the “hottest topics” that people are searching, so that you can eventually write about it.
